Protecting Your Investment

Congratulations! Once your offer has been accepted, you’ve reached an exciting milestone in the home buying process.

After all parties have signed the purchase agreement, the transaction is opened with the selected escrow company, and your contingency period officially begins. While this stage involves several important deadlines, its primary purpose is to protect you by allowing time to thoroughly evaluate both the property and your financing before your purchase becomes final.

Although there are several moving parts, you won’t be navigating them alone. At Signature Homes LA, we carefully coordinate each step, monitor critical deadlines, and work closely with your lender, escrow officer, inspectors, and all parties involved to help ensure a smooth and successful transaction.

During the contingency period, several important milestones typically take place:

Property Appraisal

If you are obtaining financing, your lender will order an appraisal shortly after escrow is opened. The appraisal helps confirm that the property’s market value supports the agreed-upon purchase price. Because we carefully analyze comparable sales before preparing your offer, the appraisal will often support the negotiated value. If unexpected issues arise, we will discuss your available options and represent your interests throughout the process.

Professional Home Inspection

A comprehensive home inspection is one of the most valuable steps in protecting your investment. We strongly recommend hiring a qualified, reputable home inspector to evaluate the property’s major systems and components.

While every home will have some normal wear and maintenance items, the inspection helps identify any significant concerns that may require repairs, further evaluation, or additional negotiation before moving forward. We will carefully review the inspection findings with you and help determine the most appropriate course of action.

Homeowners Insurance

If you are financing your purchase, homeowners insurance will be required before closing. Even for cash purchases, maintaining proper insurance protection is strongly recommended.

Selecting your insurance provider early in the transaction helps avoid unnecessary delays as closing approaches. If needed, we’re happy to recommend trusted insurance professionals who have consistently provided excellent service to our clients.

Final Loan Approval

As your loan progresses through underwriting, your lender may request additional documentation or require you to satisfy certain conditions before issuing final approval. These requests are a normal part of the lending process and are typically resolved with timely communication.

We will work closely with your lender throughout this stage to help keep everything moving forward and ensure all requirements are completed as efficiently as possible.
